Commercial property inspections, building inspections, Property Condition Assessments (PCA’s), and Net Lease Inspections are important for clients seeking to understand the physical condition of a property they may be purchasing, leasing, or maintaining.

Our commercial building inspections and Property Condition Assessments (PCAs) are conducted in conformance with ASTM E-2018. We also provide recommendations for maintenance, repair, component replacement, and cost estimates. The scope and limitations of inspections can be tailored to meet any need.  PCAs are visual inspections with written and photographic documentation, and compilation of findings in a formal written report. Due Diligence

Our Property Condition Assessments and Net Lease Inspections are an important building block in providing proper due diligence in your commercial real estate transaction. A pre-purchase inspection provides appropriate due diligence. Part of the Due Diligence process is identifying liabilities that are gained from a visual inspection of the physical condition of the property. Due Diligence reports provide commercial clients the information they need in order to make appropriate and informed decisions.

The commercial building inspection is, at a minimum, a survey of the following major components of the building:

  • Site Work – topography, drainage, utilities, parking, retention ponds, retaining walls
  • Roof – structure, roof covering, penetrations, flashing, drainage, parapets
  • Exterior – cladding, flashings, windows, doors, overhead doors, stairs
  • Structure – foundation, carry beams, columns, trusses, framing
  • Plumbing – water supply, drainage, hot water, bathrooms, fixtures
  • Electrical – disconnects, service, panels, breakers, fuses, conductors
  • Heating & Air Conditioning – rooftop combination units, central plants, compressors, distribution, boilers, furnaces, ventilation
  • Interior – windows, insulation, stairs, moisture intrusion, walls, ceilings, doors

Following the building inspection, a written report also known as the Property Condition Report (PCR) including a listing of our observations, conclusions, and suggested actions is provided. The inspection report is narrative in format and is accompanied by photographs documenting the condition of the property.
